Panel and service upgrades

Most panels we pull out are 60 or 100 amps, put in when the house had a fridge, some lights and a radio. Now it has an induction range, two window units, a dryer and someone asking about a car charger. A 100 amp panel feeding all of that is not a panel. It is a fuse waiting for August.
We take the service to 200 amps with a new panel and breakers that are actually listed for that panel. Wrong-brand breakers in the bus are the single most common thing we find when someone else did the swap, and they are an inspection failure every time. Where the utility requires it, the meter socket and the service mast are replaced too. On older brick two-flats they often are.
Most service upgrades are one working day with the power off, plus the utility's meter appointment, which we book. If you run a sump pump or medical equipment, say so at the visit and we plan the cutover around it.

What moves the number
Where the meter sits, whether the mast has to move, how far the new panel lands from the old one, and how many circuits need AFCI or GFCI breakers under current code.

Rewiring in EMT conduit
Knob and tube rewiring in Chicago, pulled in metal.
Knob-and-tube in a 1920s two-flat is normal. Insulation blown over it is the problem. Those conductors were meant to shed heat into open air; pack cellulose around them and they cook slowly for decades. The other common find is ungrounded cloth cable from the forties and fifties, with three-prong receptacles screwed onto two-wire circuits so the place looks updated.
Chicago electrical code wants conduit. We replace those circuits with THHN copper pulled in EMT, or armored cable where we are fishing a closed plaster wall and code allows it. One floor at a time, so the upstairs unit keeps power while the garden unit is opened, and every night there is a working circuit for the fridge and the furnace.
Conduit rewiring cost in Chicago depends more on the walls than the wire. Lath and plaster cracks if you open it carelessly, so we cut tight access holes along a plan. We cut the holes. We patch the holes. You paint.

Why we open boxes first
At the walk-through we pull two or three devices. What sits behind them decides whether a floor is a fish job or an open-wall job, and that is most of the price difference.

Level 2 EV charger circuits
EV charger installation in Chicago starts with a load calculation.
A Level 2 charger wants a dedicated 240V circuit, typically on a 40A or 50A breaker. Wire gauge and breaker follow the charger's listing, not a rule of thumb. Before anyone talks about which wall it goes on, we run the load calculation on your service. On a 100 amp house with gas heat it often works. On a 100 amp house with an electric range and central air it often does not, and then the honest options are a lower charge setting, a load-management device the charger maker supports, or a service upgrade.
Chicago garages are often detached, at the back of the lot across a yard. That means a trench or an overhead run, conduit the whole way, and a disconnect at the garage. Run length is the biggest line on the quote. We install the circuit and mount the unit you bought. We do not sell chargers.

Lighting and devices

A crooked row of lights is what you stare at for the next fifteen years. So the layout gets done with a tape and a chalk line, not by eye. We find the joists, mark the grid, and show you the marks before a single hole is cut. The counter edge gets light; the middle of the floor is not a spotlight.
Most kitchens get slim LED wafers. They sit under a joist without a housing and fish into plaster ceilings with less damage. The flicker complaint we fix most often is a dimmer that does not match the LED driver, so we check the fixture's compatibility list before ordering. Same visit covers GFCI and AFCI protection and dedicated 20A kitchen counter circuits on 12 AWG.

Troubleshooting and repair
Breaker keeps tripping in Chicago? Stop resetting it.
If the breaker trips twice, stop resetting it. A breaker that trips is doing its job; the question is why. Usually it is an overloaded circuit, a failing device, or a loose connection heating up behind a plate. The one we find most often is a back-stabbed receptacle, the wire pushed into a spring clip instead of wrapped on the screw, scorched brown after years of a space heater.
Electrical repair in Chicago starts with a diagnostic visit: meter, thermal check where it helps, and the device pulled out of the wall. Then you get the repair quoted before anything else happens. Dead circuits, warm outlets, flicker when the AC kicks on. Traced to the cause, not reset and left. If anything smells hot, turn that circuit off and call 312-284-7542.

Small commercial build-outs
Commercial electrician in Chicago for storefronts and offices.
Tenant build-outs, storefront lighting, a coffee bar that needs several dedicated 20A lines and a bigger one for the espresso machine. In an exposed-brick space the conduit is on show, so it has to look right: EMT bent on site, offsets matched, straps on even spacing, boxes plumb.
We quote from your drawings if you have them, from a walk-through if you do not. Equipment circuits are sized from the nameplates, not from a guess. Exit and emergency lighting gets tied in. At handover the panel schedule is updated and typed. We work to your opening date and the landlord's access rules, and the quote says which days the space is without power. We do not do fire alarm or data cabling; we run the power those trades need and coordinate with them.

Why the Chicago number is higher than the online guide.
National cost guides are written for places where plastic-sheathed cable gets stapled to a stud and the wall closes the same afternoon. Chicago does not accept that for most work. Wiring goes in metal raceway: EMT, or armored cable where it is allowed.
Chicago wants metal around the wire. We price it that way from the first visit, so the quote does not grow at inspection.
